The Motorcoach garage/shop is a 2089 square foot structure with a 18' high ceiling, an epoxy finished floor and a 439 square foot upper level storage mezzanine. The concrete floor is 6" thick and is covered with a chemical resistant 2 part epoxy coating embedded with with non-skid quartz chips. The structure can accommodate the largest 45' motorcoach manufactured with ease, or up to 8 vehicles, depending on size. The building features one 10' wide and one 12' wide overhead door, both 14’ high. The doors are 150 mph rated lifetime maintenance free vinyl doors and are operated by commercial door operators with removable strongbacks, or "hurricane bars" to provide additional protection during a hurricane. The interior is lighted with Metal Halide HID fixtures and a welder outlet is also available. The garage has 4 floor drains, 3 pull down drop lights, 3 ceiling mounted compressed air hose reels and an air line above the work bench. The compressed air is supplied by a 5 hp air compressor located in the utility room. It also has custom laminate cabinets and a computer desk with 6 drawers. There is a 50 amp RV connection with phone and cable TV hook-ups, sewer and water hookups and a outdoor exhaust discharge. Additionally, 2 50 amp full RV hookups are available outside the garage for visitors traveling in RV’s. All of the areas in the structure are served by a Carrier single zone variable HVAC system with electronic thermostat/humidistat. The garage has a car wash area with hot and cold water faucets and an acrylic wash sink mounted on a cabinet base. The utility room on the main level houses the water pumps, water storage tanks, water filters, water softener and a reverse osmosis drinking water system. The utility room also contains the electrical switchgear, automatic transfer switch and the air compressor. The Motor coach garage/shop also houses the automatic standby diesel generator and fuel tanks in a separate room with a 2 hour rated fire wall. There are automatically operated louvers which open to allow fresh air into the room and remove the heated air and exhaust when the generator is operating. A storage closet in the rear of the garage is located under the stairway leading to the mezzanine. The mezzanine is a storage area which also houses the alarm control equipment, digital telephone system, video distribution and lighting control systems.
